About pre-construction
What is a pre-construction home?
A pre-construction home is a condo, townhome or detached house that you purchase before, or during, its construction — often directly from the developer. You reserve your unit based on floor plans and renderings, lock in today’s price, and take possession once the project is complete.
Why buy pre-construction instead of resale?
Pre-construction lets you secure today’s pricing on a home that completes in the future, choose your unit before the public, receive builder incentives, and move into a brand-new home with modern finishes and warranty coverage. In Canada’s major markets, buying early has historically been an effective way to build equity.
How much deposit do I need?
Deposits vary by project but are typically paid in structured instalments (for example, a percentage on signing and further amounts over the following months) rather than all at once. Each project’s deposit structure is listed on its page, and our team can walk you through the specifics.
What are the risks?
Pre-construction involves timelines that can shift, the possibility of closing-cost adjustments, and market conditions that change between purchase and completion. We believe in showing both the opportunity and the cautions so you can decide with full information. We always recommend reviewing the agreement of purchase and sale with your own lawyer.
Working with Explore New Homes
Does it cost anything to use Explore New Homes?
No. Browsing projects and registering for Platinum VIP access is always free for home buyers. Our relationships are with developers and brokerages.
What is Platinum VIP access?
Platinum VIP access gives you the earliest opportunity on a project — first pick of units, the best available pricing and exclusive incentives — before the development opens to the public. Register on any project page to request it.
Do I need my own realtor?
You’re welcome to work with your own realtor, and we’re happy to collaborate with them. If you don’t have one, our licensed pre-construction specialists can guide you through the process.
What is an assignment sale?
An assignment is the sale of a pre-construction contract from the original purchaser to a new buyer before the project closes. It can be an opportunity to enter a sold-out project, but assignments have specific rules and tax considerations — our team can explain how they work.
Which areas do you cover?
We list new-construction projects across Ontario, British Columbia, Alberta and Quebec, with the deepest coverage in the Greater Toronto Area and surrounding cities.
