Ontario’s new-home market isn’t one market. A downtown Toronto condo, a Milton townhome and an Ottawa detached home behave very differently. The best city for you depends on your budget, how you’ll use the home and how long you plan to hold it. Here’s how the main markets compare.
Toronto: the deepest condo market
Toronto has the largest pipeline of new condos in Canada, from downtown towers to mid-rise buildings along the Avenues. It suits buyers who value transit, jobs and urban amenities. Expect higher prices per square foot and the added cost of the municipal land transfer tax. Browse Toronto condos, including areas like North York, Scarborough and Etobicoke, or read the Toronto guide.
Mississauga: a city centre coming of age
Square One District and the waterfront are drawing major condo and townhome communities, and the Hazel McCallion Line LRT adds transit along Hurontario. See Mississauga projects and the Mississauga guide.
Vaughan and Markham: York Region growth
Vaughan Metropolitan Centre, with its subway station, is York Region’s downtown in the making. Markham combines family townhome communities with condos around Markham Centre. Compare them in our Vaughan vs Markham article, or see Vaughan and Markham.
Halton: Oakville, Burlington and Milton
Halton offers top-rated schools and GO train access. Oakville and Burlington skew premium, while Milton is one of the most active markets for new freehold townhomes and detached homes. See the Oakville, Burlington and Milton guides.
Brampton: freehold value in Peel
Brampton remains a key market for new townhomes and detached homes in master-planned communities, typically at lower prices than Mississauga. See Brampton and our Brampton vs Milton comparison.
Durham: Oshawa, Whitby and Pickering
Durham Region offers some of the GTA’s most accessible prices for new freehold homes, with large communities like Seaton in Pickering, Brooklin in Whitby and north Oshawa. GO rail service and Highway 407 connect the region. Read the Oshawa and Whitby guides.
Hamilton: value with momentum
Hamilton offers lower entry prices than the GTA, a growing condo market downtown and the Hamilton LRT under construction. See the Hamilton guide and Hamilton vs Burlington.
Kitchener-Waterloo: tech and universities
A strong tech sector, two universities and the ION light rail support demand for condos and townhomes. Read the Kitchener and Waterloo guides, or compare them in Kitchener vs Waterloo.
Ottawa: stability from the capital
Federal employment gives Ottawa a steadier market than most, with growth in suburban communities such as Barrhaven, Riverside South and Findlay Creek. See the Ottawa guide.
Barrie and London: lifestyle and affordability
Barrie appeals to buyers who want lake access within reach of the GTA, while London offers university-driven demand and lower prices.
