Pre-Construction Homes Near Transit in GTA

Ask any experienced buyer what matters most in pre-construction and “location” will come up first. In the GTA, location increasingly means transit. Homes within walking distance of a subway, LRT or GO station tend to attract both owners and tenants, and they’re less dependent on a car-heavy budget. Here’s where new projects are rising along the region’s transit network.

Why transit matters for new homes

  • Rental demand: tenants pay a premium to skip the commute, which matters for investors. See our investor guide.
  • Resale appeal: buyers search by station and line.
  • Policy support: Ontario’s transit-oriented communities and major transit station area policies allow higher density near stations, so more amenities tend to follow.
  • Lower car costs: some transit-oriented buildings offer fewer parking spaces, which can lower the purchase price.

Subway lines

Yonge-University (Line 1) and the north end

The Yonge corridor through North York has a long pipeline of condos and townhomes. Near Finch station, 180 Towns at Yonge x Finch by Icon Homes offers townhome living close to the subway. Further north, the Yonge North Subway Extension into Richmond Hill is under construction and is drawing new projects; see Richmond Hill.

On the University side, Line 1 now reaches Vaughan Metropolitan Centre, where projects such as Park Place VMC Condos and Grand Festival Condos are part of Vaughan’s emerging downtown. Read the Vaughan guide.

Bloor-Danforth (Line 2)

In the east end, The Main Tower II sits near Main Street station and Danforth GO. In the west, Westbend Residences by Mattamy Homes is on Bloor Street West. Etobicoke’s Queensway corridor, with projects like BLVD.Q, Verge Condos and Maxium Condos, is close to Line 2’s western stations and the Queensway streetcar.

LRT lines

Eglinton Crosstown (Line 5)

The Crosstown runs across midtown Toronto and is reshaping the Eglinton corridor. TOWNHOMES at Crosstown by Aspen Ridge Homes, near Don Mills and Eglinton, is one example of new housing tied to the line.

Finch West (Line 6)

The Finch West LRT connects northwest Toronto to Humber Polytechnic and the subway at Finch West station, supporting redevelopment along the corridor.

Hazel McCallion Line (Mississauga and Brampton)

Running along Hurontario Street, the Hazel McCallion Line serves Mississauga City Centre, where STAK36 by The Daniels Corporation is part of the Square One District. See the Mississauga guide.

Hamilton LRT and Kitchener-Waterloo ION

Outside the GTA, the Hamilton LRT is under construction along the King-Main corridor, and the ION light rail already links Kitchener and Waterloo. Read our Hamilton and Kitchener guides.

GO Transit

GO Expansion is adding more frequent all-day service on key lines, which makes new homes near GO stations more practical for commuters.

Tips for buying near transit

  • Check walking distance from the actual building entrance to the station, not just the map pin.
  • Confirm whether the line is open, under construction or only planned, and treat planned lines with caution.
  • Consider noise and vibration for units facing rail lines or major roads.
  • Compare parking costs; you may not need a space.

Frequently asked questions

Do homes near transit cost more?

Usually, yes, but they also tend to hold demand better. Compare price per square foot with similar buildings a short drive away.

Should I buy near a planned station?

It can pay off, but planned lines can be delayed or changed. Price in the possibility that the station opens later than expected.
