Toronto vs Mississauga: Pre-Construction Comparison

Toronto and Mississauga are the two largest cities in the GTA and its two biggest markets for new condos. They’re right next to each other, yet the buying experience, and the total cost, can differ quite a bit. Here’s how they compare for pre-construction buyers.

At a glance

Factor Toronto Mississauga
Main new-home types Condos, boutique towns Condos, townhomes
Price per sq. ft. Generally higher Generally lower
Land transfer tax Provincial + municipal Provincial only
Rapid transit Subway, LRTs, GO, streetcars Hazel McCallion LRT, GO, MiWay
Vacancy tax Yes (Vacant Home Tax) No municipal vacancy tax
Lifestyle Dense, urban, walkable Urban core plus suburban neighbourhoods

Price and total cost

Toronto condos usually cost more per square foot, especially downtown and in midtown. Toronto buyers also pay the municipal land transfer tax on top of Ontario’s, which can add thousands to closing costs, though first-time buyers can claim refunds on both. Mississauga buyers pay only the provincial tax. See our full list of closing costs.

Transit and commuting

Toronto has the region’s densest transit, with subway Lines 1 and 2, LRTs, streetcars and GO. Mississauga relies on the Hazel McCallion Line along Hurontario, MiWay buses and GO trains, plus a dense highway network. If you work downtown, Toronto, or a Mississauga home near a GO station, will be easier. See pre-construction near transit.

What you can buy

Toronto: condos dominate, from compact downtown suites to large luxury residences, with townhome infill in areas like North York and Etobicoke. Mississauga: condos in the City Centre and along Hurontario, and townhomes in the east, west and on the waterfront. See Toronto condos and Mississauga townhomes.

Investment perspective

Toronto has the deepest rental market and the most tenants, but also the most supply competition among small condos. Mississauga’s City Centre attracts students and workers, and townhomes there draw family tenants. In both, long-term holders with conservative budgets tend to do best. Lifestyle and neighbourhoods

Toronto offers dozens of distinct neighbourhoods, from King West nightlife to quiet Leslieville streets, with culture, sports and dining on your doorstep. Mississauga’s lifestyle splits between the emerging City Centre, the lakeside villages of Port Credit and Lakeview, and quieter family suburbs. If you want to walk everywhere, Toronto usually wins; if you want parks, schools and a bit more space, Mississauga often does.

Ownership costs after closing

Beyond the purchase, compare maintenance fees, property taxes and insurance. Property tax rates differ between the two cities, and condo fees vary more by building than by city. Toronto investors also need to file the annual Vacant Home Tax declaration. Run both scenarios using the same unit size and finishes.
